Many manufacturing facilities, schools, businesses, and multi-tenant housing buildings rely on a commercial boiler as part of an HVAC system for comfort heating. Now that we’ve moved into January, a working commercial boiler will be crucial for a variety of environments to ensure temperatures do not get too cold indoors. Unfortunately, many facilities managers wait until there is a major problem with the boiler before they make plans to replace it. This, of course, is way too late, and there are some tell-tale signs that you may be able to spot ahead of time to avoid an emergency replacement.
1. AGE
Even the best commercial boiler will not last forever. Condensing boilers typically last up to fifteen years. Cast iron boilers, on the other hand, do last longer, but they are much less energy efficient as they get older. So even though they may last thirty years or more, it might be time to replace one. If you know that your boiler system is nearing the end of its lifespan, it may be time to look at an update before it completely shuts down.
2. RISING ENERGY COSTS
To that point, if you begin to notice higher utility costs than usual, this might mean that the boiler is not operating at full capacity. This might call for a small repair, or it might require a complete boiler replacement. Like human beings, heating equipment does not perform as well as it gets older. Although maintenance and repairs can often help, if you find that service calls are becoming commonplace to prevent rising utility costs, it might be time to make a change.
3. A NOISY BOILER
If the boiler in your building has ever scared you because of the loud noises it is making, this is not normal. Boilers do make noises, but if you are hearing loud bangs or clanging, you should have it checked out as soon as possible. Loud noises typically mean that there is a blockage or pressure issue, but the only way to know for sure is to have it checked out by a trained technician. He or she may be able to make repairs or may recommend replacement if the problem is bad enough.
4. LEAKS
Building and facility managers should check for leaks as this could mean that it’s time for a new boiler. If the boiler requires extra makeup water, this could be a sign of an issue as well. Leaks should be addressed as soon as possible as they can turn into floods and end up being very costly. Many times, leaks can be fixed, negating a complete replacement, but it’s important to get them checked out.
5. HOT OR COLD SPOTS
An older boiler or one that needs a repair may heat areas unevenly at different times of the day. If you notice that parts of the building are hotter than others or temperatures vary throughout the day, it might be time for a replacement.
