In the past years, American Boiler Company has successfully completed three major projects that primarily involved boiler replacement for a distinguished real estate company, namely Alpha Property Management. These multi-family apartment projects feature the installation of new Fulton Vantage Boilers to replace Scotch Marine type boilers.

In 2011, six new boilers were installed at the Pavillion Apartments located in Newark, New Jersey as the Alpha Property Management saw it fit to use a more efficient boiler system. This move allowed for lower boiler operating costs since the new system is performing in its optimum capacity. Continuing their newly-formed partnership, ABC has also installed similar boilers to two more APM complexes ‘ Colonnade and Hallmark Houses situated in Newark and New York City.

Strategizing A 3-Property Boiler Installation

For all these three housing projects, ABC studied the proper strategy to be applied when installing the boiler replacements. One primary goal in all three complexes was to ensure that operating efficiency be achieved and maintained in the long-term since this will enormously have an impact on the business of APM. Since the new boilers already possessed their own energy efficient model, they needed to offer additional plans to save on costs and sustain a manageable operating system.

Thus, ABC thought of consistency as its central theme in all different locations. By installing the similar make and model of the boiler, the maintenance section of APM will have an easier time looking for spare parts when the boilers need repairs or replacement. Since they are sharing the same pool of resources, they can save up on the time, effort and money in finding the parts they need. In the event that repairs arise, each housing project will have an easier and faster turnaround time in resolving any boiler system issues since they can share the resources with the other two complexes. This way, downtime will be significantly reduced, hence, disruption to operations is down to a minimum resulting to negligible losses in their finances.

Keeping Costs Low With A Similar Infrastructure

With similar infrastructures, APM can also reduce costs for training their personnel in learning how to operate different boiler systems. Maintenance personnel will have a shared knowledge which can be most useful when system downtime occurs. Time for training is also trimmed down so they can address other more important concerns. Each complex can move their personnel from one to another housing complex without worrying about the skills needed to effectively operate the boiler structure. Thus, assignment of personnel is on a more flexible level.

Boiler operating costs due to cleaning and permitting are also addressed properly with this adapted scheme. There would be an easier time getting the proper permit since it involves only one type of boiler, while, there would also be only one cleaning system that needs to be implemented across the three housing complexes.

Apart from the lowered costs related to the actual usage of energy and resources due to its high efficiency, maintenance costs are relatively decreased not only from its durable structure but also by this consistent strategy for the benefit of APM as well as for its loyal customers.
