“All buildings using a commercial boiler must follow certain guidelines regarding its operation.”
As a building owner in New Jersey, it’s important to know about the rules and regulations of commercial boiler use. In this article, we’ll discuss the essential knowledge every building owner must have in regards to New Jersey commercial boilers. Laws are constantly evolving, so be sure to keep up with the latest changes in order to avoid being out-of-date with the current standards.
All commercial buildings must submit to a New Jersey commercial boiler inspection. In addition, any residential building holding six or more families must also receive an inspection. Inspections must be done by the state of New Jersey or by your insurance company. The frequency and type of a New Jersey commercial boiler inspection depends upon your boiler type:
- Both high and low pressure boilers require an inspection each year.
- Pressure vessels must be inspected every three years.
- Fire-tube and water-tube boilers with manholes and handholes must receive an internal inspection.
- Cast iron boilers and pressure vessels may get an external inspection if an internal cannot be performed.
- Steam boilers receive a fireside and waterside inspection each year.
- Hot water boilers receive a fireside inspection each year and a waterside inspection every two years.
All buildings using a commercial boiler must follow certain guidelines regarding its operation. Operators of high pressure boilers must be able to see or hear the boiler at all times it is running. If your building contains a low pressure boiler over 100 HP, the operator must be on the premises when the building is occupied and the boiler is operating. Low pressure boilers should be checked every two hours and logbooks must be maintained.
New Jersey commercial boiler logbooks should be numbered, bound, and log readings should be made every two hours when the boilers are in operation. The books should be maintained in accordance with ASME Section 7: Recommended Rules for the Care of Heating Boilers. In addition, boiler operator trainees must document their training hours in the logbook.
Any inspections performed on a New Jersey commercial boiler must be done by a qualified professional. This means the inspector must be trained in pressure valve safety as well as general boiler knowledge. Once you receive a satisfactory inspection from a qualified inspector, you will be issued a Certificate of Inspection. This Certificate must be visibly located near the equipment, and a penalty may be assessed for owners who fail to display this Certificate in a prominent place.
